On July 18, 2024, online bidding for the sale of the Kozatsky Hotel, located on Mykhailivska Street in the center of Kyiv, was held, according to Prozorro.Sale. The price increased almost 2.6 times. Three bidders took part in the auction.
The winner of the auction was Nadiia Agricultural LLC. The main activity is the breeding of dairy cattle, according to YouControl data. The company’s revenue for 2023 was UAH 434 million, according to the analytical portal.
The company’s beneficiary is Serhiy Spodin. Previously, Anatoliy Yurkevych of Milkiland-Ukraine was among the beneficial owners of Nadiya LLC, according to Opendatabot.
Serhiy Spodin is a lawyer and former chairman of the supervisory board of Bancomzvjazok JSC, according to YouControl. Spodin’s companies operate in various fields: construction, real estate, concrete mixtures, trade, agriculture, IT, and others, according to YouControl. In 2023, Spodin’s Korobivskyi Poultry Farm bought a number of assets from the insolvent MR Bank, NV reports. Among the purchased assets was the Magellan shopping center in Kyiv.
Two other bidders in the auction for Kozatsky were Bashta Development LLC and Inzhur LLC.
The beneficiary of Bashta Development is Serhiy Nazarenko, according to YouControl. He is also the head of such companies as Citadel Innovations, Terisa, and the Delta Invest Project fund. Their beneficiary is Maksym Krippa, who bought the Dnipro Hotel in Kyiv in 2020 and the Parus Business Center in 2023.
Inzhur LLC acted in the interests of and at the expense of the Inzhur Hotel fund, according to the Prozorro.Sale website. The founder of the fund, Andriy Zhurzhiy, created it to buy two state-owned hotels, Kozatsky and Ukraina.
The Kozatsky Hotel is a three-star hotel on Mykhailivska Street with a facade facing Independence Square. This eight-storey building, built in 1983, is located on a 0.24-hectare plot of land with the right of permanent use. The total area of the hotel is 9513 square meters. It has 135 rooms in seven categories: from economy to de luxe, a cafe-coffee shop, a restaurant, five conference and banquet halls, and a parking lot.
As a reminder, on September 18, 2024, the SPFU will hold an auction for the sale of another hotel in the center of Kyiv – Ukraina. The starting price is UAH 1.047 billion. The hotel has 365 rooms, eight conference halls, a business center, a restaurant, and other infrastructure facilities.
