585 companies have exercised the right to purchase agricultural land since the land market was opened to legal entities. Of these, 320 companies purchased at least one plot in April 2024.
This is stated in a new analytical review of the land market in Ukraine, prepared by KSE AgroCenter in cooperation with the USAID Agricultural and Rural Development Program (AGRO).
In total, legal entities acquired 4485 land plots with a total area of 13 thousand hectares, of which 4.5 thousand hectares were acquired in April 2024, or 27% more than in March this year (3.5 thousand hectares).
“ Therefore, the share of legal entities on the land market in April 2024 amounted to 20.2%. Thus, the activity of legal entities in the land market is gradually increasing,” the experts say.
The vast majority of land plots acquired by legal entities are former land plots that were under moratoriums. Of the 4485 plots acquired, 3376 are “commodity” lands, and another 1061 are lands with the designated purpose “for personal farming,” most of which were also under a moratorium until July 2021.
The area of plots bought by legal entities in 2024 is unevenly distributed across the regions: 27% of the total area of plots acquired by legal entities is located in Poltava region. The leading regions also include Dnipropetrovsk (12% of the area of land acquired by legal entities) and Sumska (8%) regions. Legal entities did not purchase any land plots in Luhansk region and the Autonomous Republic of Crimea.
The median ratio of the price of transactions concluded in 2024 by legal entities to the NAV is 1.61, i.e. in 50% of cases of transactions concluded by legal entities, the price of the transaction exceeds the NGO by more than 61%.
