Construction sector of Dnipropetrovsk region: development and prospects

The prospects of the construction sector in Dnipropetrovsk region are determined by numerous factors, such as the continuation of hostilities and the destruction of residential, social and engineering infrastructure in communities where hostilities are (largely) ongoing, the continued migration of the population from destroyed Ukrainian cities, and, accordingly, the need for new housing and infrastructure for internally displaced persons.

According to the State Statistics Service, in 2022, due to military aggression, the regional construction sector showed a decrease, because in fact, the sector was forced to stand still in the 1st and 2nd quarter of last year. The resumption of the sector in the second half of 2022 allowed the commissioning of new residential buildings with a total area of 182,000 m², which was 51.4% compared to the previous period, namely:

  • 83.6% of the total area, or 152.1 thousand m², was built in cities;
  • 16.4%, or 29.9 thousand m², in rural communities.

During 2022, 2,276 apartments were commissioned, including:

  • 2080 – in the urban area;
  • 196 – in rural communities.

The construction sector in Dnipropetrovsk region in 2023 and subsequent years is promising from the point of view of investments. Growing demand for building materials, housing and social infrastructure, government affordable mortgage programs and social housing provision in areas that will offer access to employment will have the potential for growth. In addition, after the unblocking of river and sea logistics, there will be an increase in demand for commercial real estate, in particular for warehouses and shops. 

For housing construction, the communities of Dnipropetrovsk region already offer more than 1,800 hectares (65 land plots), of which:

  • 1,839.1 ha (32 plots) – for cottage construction;
  • 36.5 hectares (33 plots) – for the construction of multi-apartment buildings.

In the region, there are also offers of real estate objects for residential reconstruction and objects of unfinished construction. In particular, 78 buildings with a total area of about 100 thousand m² and 15 objects of unfinished construction with a planned area of more than 30 thousand m² are proposed for the implementation of projects in the field of residential construction.

There are 2 construction materials production projects supported by DIA: 

  • creation of production lines of energy-saving materials (thermal facades) and concrete products for landscaping (paving tiles, curbs and concrete decorative products);
  • creation of a line for applying polymers to galvanized sheet steel with a capacity of 55,000 tons/year of steel.
